You’ll find two comfortable bedrooms in this character-filled, three-storey holiday home. The living room has a feature open fireplace and beamed ceiling. The kitchen is fully equipped and there’s a power-shower in the downstairs bathroom. Outside, relax on the south-facing patio whilst watching ducks on the pond or head off to the seaside for a stroll!


Our 17th Century ‘Farmhouse’ two-bedroom cottage is ideal for a couple, family or group of friends wanting comfortable self-catering accommodation (or an alternative to B&B) within easy range of Aldeburgh and the many attractions of East Suffolk and the Suffolk Heritage Coast. This property has plenty of character and is conveniently located for Saxmundham, Woodbridge, Framlingham, Dunwich, Orford, Snape, Minsmere, Ipswich and Southwold.

The age and construction of this 400-year old building means that there are some areas of restricted headroom and sloping or uneven floors within the property.  Both staircases are also steep and winding – hence the minimum age requirement of 12-years old.

Frequently asked questions

We have an on-site laundry with washing machine, tumble dryer and ironing facilities. You’d also be welcome to borrow DVDs and books from our mini-library. There are pleasant walks radiating from the farm and there’s even a farm shop and café restaurant within walking distance (500m). We have ample free on-site parking with electric vehicle charging facilities (EV / BEV / PHEV / HEV) and superfast broadband Internet access is available throughout the property via Wi-Fi.

This property is centrally heated throughout.

We take your safety and well-being seriously. Each property has a first aid ‘bump’ kit, torch, fire extinguisher, fire blanket, carbon monoxide detector and smoke/heat detectors. Guidance notes are also included for operation of all equipment, alongside our recommendations for local shops, pubs, restaurants and other places of interest.

Children must be a minimum of 12-years old to stay in the Farmhouse Cottage.  This restriction does not apply to our other six properties.

We have seven lovely self-catering holiday homes to choose from, all of which overlook our central rose-garden courtyard or gardens and are ideally placed to explore East Suffolk and the Suffolk Heritage Coast. The cottages offer the most space and have living and sleeping areas spread over two floors (three in the case of our 17th Century Farmhouse). The studios are all on the ground-floor and are fully self-contained in a more compact form factor. Both are filled with everything you’ll need for a relaxing break.
